Sales and Leasing  Application Process 

**Sales and lease applications must be submitted at least 20 days prior to the intended move-in date**

Please note that all sales within Bridgewater Bay require approval from both the Bridgewater Bay Property Owners Association (POA) and the appropriate sub-association.

Bridgewater Bay is comprised of eight sub-associations and one Master Association:

Sub-Associations:

  • Boca Bay

  • Caneel Bay

  • Mango Bay

  • Coral Bay I

  • Coral Bay II

  • Coral Bay III

  • Carriage Homes

  • Garden Homes

Master Association:

  • Bridgewater Bay Property Association (POA)

  • Required Documents to Start the Sales Application:

  1. Driver’s License(s) or Passport for each owner and/or applicant over the age of 18 occupying the unit

  2. Executed Purchase Agreement

  3. Vehicle Registration(s)

  4. Social Security Number(s) for all applicants

  5. Contact information for two references

  6. Pet Registration (if applicable), including:

    • Pet photos

    • Vaccination records

    • County licenses

    • Completed pet forms

    • ** All Estoppel requests and resale documents orders related to property sales must be submitted through CastleGroup’s website:

Lease applications require approval only from the appropriate sub-association within Bridgewater Bay.

Required Documents to Begin the Lease Application:

  1. Driver’s License(s) or Passport for each applicant over the age of 18 occupying the unit

  2. Executed Lease Agreement or Lease Renewal

  3. Vehicle Registration(s)

  4. Social Security Number(s) for all applicants

  5. Contact information for two references

  6. No pets are allowed

Application Platform: Tenant Evaluation

All lease and sales applications are processed through Tenant Evaluation, our third-party screening vendor.
